The room, including bathroom was very comfortable and clean. The breakfast was excellent and staff all very friendly. Drawback was its location at the top of a hill, hard to get to via public transport and a 20minute walk to the lake front, however once we'd done the journey the first day it didnt seem to bad but expect to walk along main roads, one without a footpath. Also it is located next to a railway line (although the provide earplugs) - these negatives wouldnt stop me staying here again - good value for money
